What stucco painting actually involves
Stucco painting is a sealing job first and a color job second. We pressure wash the whole exterior at 1,500 to 2,500 PSI, treat mold and efflorescence, then moisture-test the substrate. The stucco has to read below roughly 12 percent before anything goes on the wall. Painting damp stucco is how coatings blister and peel two summers later.
Next come the hairline cracks. Each one gets a compatible elastomeric caulk so the freeze-thaw cycle can't keep widening it and pushing water behind the wall. Bare stucco, new patches and any area that showed efflorescence get an alkali-resistant masonry primer — raw stucco is high-alkali and will burn through a standard primer.
Then two finish coats: breathable masonry acrylic or a full elastomeric system, whichever the inspection calls for. We mask windows, doors, trim and light fixtures completely, protect landscaping and walkways, and apply the second coat at the film thickness the manufacturer specifies, not just until it looks covered.
Timeline: a one-story stucco home takes 3 to 5 days; two stories run 5 to 8 days. Elastomeric needs more dry time between coats than conventional acrylic, so we build that into the schedule instead of rushing the second coat.
Acrylic or elastomeric: which one your wall needs
Elastomeric protects more but breathes less — that's the whole trade-off. It bridges hairline cracks and holds water out, and a properly applied two-coat elastomeric system lasts 8 to 15 years. A standard masonry acrylic on Denver-area stucco lasts 4 to 7 years and lets the wall dry outward more freely.
Why that matters in Colorado: in winter, vapor moves from inside your heated house outward through the wall. An elastomeric chosen badly or laid on too heavy traps that moisture inside the assembly. The working rule we use is to verify the product carries a perm rating of at least 8 before it goes on a stucco home here.
So we inspect first and put the recommendation in writing, with the reason. If your stucco has fine cracking and faded color, acrylic usually does the job. If it's cracking more widely and taking on water, the elastomeric upgrade — $900 to $2,000 on top of the base price — is the one that pays for itself.

This is for stucco homes in Aurora, Centennial, Parker and Castle Rock with fine cracking, faded or chalking color, or surface water staining. If your stucco is sound but tired-looking and letting a little water in at the cracks, a proper wash, seal and two-coat system is the right fix.
We paint stucco. We do not install stucco and we do not do structural stucco repair. If your walls need new stucco, a re-dash, or repair to the substrate behind them, we'll say so and point you elsewhere rather than paint over it.
We also won't coat an EIFS wall with water trapped behind it. Sealing a wet wall doesn't fix the leak — it locks the moisture in and turns a repair into a rebuild. Same rule applies to any active water intrusion: fix the source first, then call us to paint.
