How an exterior repaint runs
Estimate
We measure on site and identify your substrate: wood, fiber cement, composite siding, stucco or brick.
Wash and dry
Controlled pressure washing, mildew and chalk removal, then 24 to 48 hours of drying before anything else.
Prep and prime
Scraping, sanding, minor carpentry on fascia and rotted trim, full caulking, then bonding or stain-blocking primer.
Paint and walk
Two finish coats elevation by elevation, then an inspection with you, wall by wall, plus touch-ups.
What an exterior repaint actually includes
Exterior house painting here means the full envelope: controlled pressure washing of every elevation with mildew and dust removal, scraping and sanding of loose or peeling paint, minor carpentry on fascia, rotted trim and garage door edges, and complete caulking at joints, window frames, penetrations and trim seams. Larger carpentry is quoted separately so you see exactly what you're paying for.
After prep, we prime bare wood, patched areas and tannin bleed with a bonding, stain-blocking primer, then apply two coats of premium-line exterior acrylic with UV inhibitors. We move elevation by elevation and watch surface temperature, not just air temperature — a south or west wall in Aurora heats up long before the thermometer says so. Roof, walkways, landscaping and AC units get covered before a drop of paint moves.
A 2,000 to 2,800 sq ft single-family home takes 4 to 7 working days including drying between stages. A 2,500 sq ft exterior cannot be done well in 2 or 3 days: the dry times between washing, prep, primer and finish coats simply don't allow it. If someone quotes you that schedule, ask what they're skipping.

This service is for homeowners with paint that's peeling, chalking or faded — usually somewhere between year 8 and year 12 on a Front Range exterior. It's also for owners who just got a letter from their HOA asking them to repaint, and for anyone getting a house ready to list.
It is not for every house. If your siding has structural hail damage that should go through an insurance claim, that claim comes first — painting over it can complicate the adjuster's assessment. And if there's active moisture entering from behind the wall, we won't paint until the source is fixed. Painting over a water problem hides it, it doesn't solve it.
We're a residential-only company. No commercial buildings, no offices. If your project needs new siding installed or a stucco system rebuilt, we'll say so and point you elsewhere — we repair and paint siding, and we paint stucco, but we don't install either.
