What popcorn ceiling removal actually involves
Testing comes first, always. Colorado law requires inspection before building materials are disturbed, regardless of how old the house is, and lab analysis is the only way to know what's in your ceiling. We don't scrape anything until the result is back. Testing is a separate third-party cost of $350 to $500 per material, paid directly by the homeowner, so you see exactly what that money buys.
If the result comes back negative, we go to work. We mask the room — floors, walls, fixtures and anything staying in place — then wet the ceiling so the texture comes off in sheets instead of dust. After scraping, we repair the drywall tape and compound the popcorn was hiding, because scraping almost always exposes seams that were never finished for a smooth look.
From there you choose the finish: a smooth ceiling, or new asbestos-free texture if you'd rather keep a pattern. Either way, we prime the whole ceiling and apply two coats of ceiling paint. Priming after scraping isn't optional — bare joint compound and old ceiling board soak up paint at different rates, and skipping primer is what leaves patchy, flashing ceilings.
If the lab result is positive above threshold, we say so and step back. A state-certified abatement contractor has to remove it. We come in after the abatement is cleared and handle the finish and paint. We're honest about that limit: we're painters and drywall finishers, not an abatement company.
